According to Alhambra ADU setbacks and development standards (R-1), each single-family home can build at least one ADU. Owner-occupied single-family lots may have one ADU and one JADU.

  2. Detached ADUs cannot exceed 1200 square feet, while the attached option cannot exceed 50% of the central unit.
  3. The ADU shall match the architectural design of the primary dwelling unit

Multi-Family Lots ADU Development Standards

For a multi-family dwelling, not more than two detached ADUs may be constructed on the lots, under R-2 and R-3.

  1. A maximum of two ADUs allowed on the lot
  2. Maximum height of 16 feet
  3. Allow up to 25% of the main multifamily dwelling unit

Junior ADU Development Standards

As per the new Alhambra JADU regulations:

  1. The JADU shall have direct access to the central dwelling unit
  2. Cannot exceed a total of 500 square feet
  3. Any extension of the main dwelling to accommodate the JADU shall not exceed 150 square feet.

Alhambra ADU Setback Requirements

According to Government Code Section 65852.2, we ensure the ADU is four feet from the property line from the side and rear yard for an attached or detached ADU. No minimum setbacks requirements JADUs except if it is needed to ensure fire safety.

ADU Parking Regulation in Alhambra

For both single- and multi-family units, we shall provide an additional parking space if the proposed ADU is not within a one-half (.5) mile radius of a public transit station (bus stops included). No parking is required for JADUs.
